In the picturesque conservation village of Stiffkey, situated on the North Norfolk coast, which has been designated an area of outstanding beauty.
Stiffkey is a village of flint and pantiled buildings which include the village stores, Red Lion pub (good beer and food) and a typical flint Norfolk church. Westwards along the coast road (3 miles) is Wells which has shops, amusements, restaurants, a quay and an excellent beach. Eastwards lies Blakeney (4 miles), this is a small fishing village with harbour used by fishing and sailing boats and is famous for its safe sheltered waters and its seal colony. Inland there are numerous small villages with public houses that serve food and drink, together with Walsingham which has been a Christian shrine since 1601. The market towns of Holt and Fakenham are within 10 miles and Holt especially is worth a visit for its numerous small shops and quaint atmosphere.
Further attractions include Holkham Hall and Felbrigg Hall & Blickling Hall, which are National Trust properties. Steam trains run from Sheringham to Holt and from Wells to Walsingham. For bird watchers there are the reserves at Morston and Cley and for ramblers the coast walks along the salt marshes.

Harbour House : The 16th century flint cottage is an attractive Grade II listed building reputed to be the oldest house in Stiffkey, it is situated at the top of the lane leading directly to the marsh and sea. It has a large enclosed rear garden with patio, garden furniture and barbeque.

Downstairs - Fully fitted kitchen including dishwasher, washing machine and microwave. Dining room with exposed oak ceiling beams and inglenook fireplace with woodburner. Sitting room with inglenook fireplace and fire-grate. W.C. Storage room.

Upstairs – Sleeps 8. 1 King size bedroom with sea view, ensuite bath, shower and W.C. 1 Double bedroom, 1 twin bedded room, 1 bunk bedded room. Bathroom with bath/shower and W.C.

Facilities - The house has electrical central heating and logs for the fire can be obtained for a small charge upon request. here are two parking spaces in the front courtyard for your use.

Also provided :- Tumble Dryer, freezer, colour TV, radio / cassette player, books and games, cot, pillows and duvets (4 single, 1 double and 1 king size).

This attractive and comfortable detached bungalow is surrounded by a large lawned garden (0.5 acres). It is situated in a quiet lane close to the edge of Sutterton village, between Boston and Spalding in South Lincolnshire. It provides a peaceful base for a relaxing country holiday. Please note that non-smokers are preferred. The bungalow is regularly inspected by the English Tourist Board, and has a "3 STARS" Classification. The accommodation consists of two double bedrooms, sitting room (with colour TV, DVD and video), bathroom, kitchen and dining area. It is fully double glazed and cavity wall insulated. There are fitted carpets throughout. One bedroom has a double bed, the other two 3' single beds. An automatic washing machine, fridge -freezer, microwave and a full size cooker are fitted. The kitchen is fully equipped for four people. The central heating is oil-fired and there is also a coal effect electric fire fitted in the sitting room. A telephone is installed for incoming calls only (01205 460243) and a cot, high-chair and play-pen are available on request. There is a large gravelled driveway with ample parking for several cars.

The rent includes the provision of all bed-linen (duvets), but not towels or tea towels. The rent for weekly holiday bookings also includes all fuel and power. We ask that the property is left clean and tidy, in the same state as it was found, at the end of the tenancy. For longer winter lets electricity is charged by meter reading, (when the bills are received by the owners during the tenancy and again by meter reading at the end of the tenancy). The units used are charged to the tenant at the same rate as billed by the local electricity board. Oil is also metered and again charged at cost for longer winter lets.

This hidden rural location is an ideal base for touring and exploring Lincolnshire, a county which has plenty to keep you occupied, whether you are looking for an action-packed short break or a calm and relaxing holiday.

The high quality, self catering pine lodges surround a tranquil fishing lake, well stocked with coarse fish and only available for use by guests.

Rural Roosts is part of Manor Farm, located in the quiet village of Stainfield, about 8 miles east of the city of Lincoln. The mainly arable farm surrounds the 8 acre Rural Roosts site. There are walks around the site, with a viewpoint to Lincoln Cathedral, plus longer walks around the farm as well as many walking and cycling routes in the surrounding area.

The lodges have been designed to make your stay a comfortable and pleasant one at an all-inclusive price with no hidden extras!

All lodges have been constructed to a high standard, allowing you the most comfortable break in unspoilt rural surroundings.

We have two different sizes of lodge available:

Type A : Sleeps up to 6 people (+ cot). These lodges have an entrance hall leading to 3 bedrooms, 1 double with ensuite and 2 twin bedded rooms with a separate bathroom. There is a large open plan fully equipped kitchen, dining area and spacious lounge area which overlooks the lake.

Type B : Sleeps up to 4 people (+ cot). Slightly smaller but just as spacious, with entrance hall leading to two bedrooms, both with 'zip and link' beds which can be made up as king size or singles to suit your requirements. There is a bathroom and a large open plan kitchen / dining / and lounge which overlooks the lake.

All our lodges have large decked verandas which overlook the lake and are perfect for outdoor relaxation and dining.

Little Eden is idyllically situated at the southern end of the undulating Lincolnshire Wolds, close to the sleepy hamlet of Skendleby Psalter. Perfect for that tranquil break to unwind from the stress and strain of modern life.

This semi-detached cottage, approximately 200 years old, is surrounded on 3 sides by its own lawned gardens of more than 1 acre and extending down a gentle slope to the front of the cottage. An ideal location for children to let off steam and for adults to relax and imbibe the fresh air.

To keep it occupants snug and cosy, Little Eden is fully centrally heated and double glazed, and has recently been refurbished. Accommodation comprises a lounge, kitchen, pantry and bathroom downstairs and 2 bedrooms upstairs.

Within the lounge is a leather 3 piece suite, all recliners, television with freeview, a DVD player and a small selection of DVDs and books, and for those wishing to return to a bygone era, there is even an open fire. The view from the lounge window provides an open aspect over the extensive from lawn and surrounding countryside.

The kitchen contains all of the usual conveniences and includes an oven and hob for those not wishing to take advantage of the restaurants, cafes and public houses in the locality. A high chair is provided for the younger holidaymaker. The pantry incorporates a washing machine, fridge and freezer. In the adjoining bathroom is a shower, hand basin and WC.

Upstairs each of the 2 bedrooms includes a double bed, and a single bed, in addition is a single babies cot. Little Eden sleeps 6 plus a baby.

Rising gently behind the cottage is a 10 acre field, walking to the top of which one can enjoy panoramic views over local farmland plus the Lincolnshire coastline, approximately 5 miles to the east, from Anderby Creek down to Fantasy Island (www.fantasyisland.co.uk) and beyond.

In the locality is a mixture of farmland and ancient woodland with the choice of many cross country walks, just one of which proceeds past a hidden world war 2 resistance command post through to the Norman estate of Well Vale.

Within easy reach along this stretch of coastline are the holiday resorts of Mablethorpe, Sutton-on-Sea, Chapel Saint Leonards, Ingoldmells and Skegness each offering their own recreational and leisure facilities and extensive sandy beaches. All may be reached by main road or by narrow, winding country roads whichever suits your mood. In Skegness is located the recently refurbished Butlins (www.butlins.com/resorts/skegness).

For those whose interests lie more in the historic, close to Little Eden are prehistoric burial mounds including Giants Hill. While born and raised in nearby Willoughby was Captain John Smith of Pocahontas fame, the Governor of the very first British settlement of what is now the USA. Other local sons include Thomas Payne, ‘Father of the American Revolution’, the celebrated poet and don Alfred Lord Tennyson and Sir John Franklin who perished in Canada searching for the fabled north west passage.

All our cottages are very well equipped and maintained: five of our kitchens have been refurbished in the last 2 years and we have invested in cabled network for internet access, (a charge is applicable) plus films and music.
